Job Description
The Facilities Operations Technician performs daily work supporting building operations and maintenance (plumbing, electrical, carpentry, HVAC). This role is expected to monitor the building management system software, and triage and respond to incidents and alarms, conduct facility walks to identify and correct issues, perform maintenance or repair of facilities equipment, install lab gases and/or connections, support space planning and furniture installations, and all other tasks and duties as assigned with minimal supervision. Professional in appearance and the ability to communicate clearly verbally and in writing.
The Facilities Operations Technician performs repairs and maintenance to building equipment, machinery, and prepares or coordinates the installation of MEP requirements for lab spaces and building or lab equipment. The role supports the Facilities Sr. Manager by conducting job walks, planning and scheduling preventative maintenance for facilities equipment, managing vendors to ensure adherence to budget, services, and work deliverables. The Facilities Operations Technician demonstrates proficiency to perform work in one or more of Facilities related trades (e.g., plumbing, electrical, HVAC), light carpentry, and patching & painting. This role is expected to complete routine facilities related repairs, install equipment, troubleshoot and/or install repair equipment, and support office moves with minimal supervision. Exhibits a high degree of professionalism, collaboration and customer service.
Key Duties and Responsibilities
Understands building controls and alarm monitoring, fire and life safety, security systems, and equipment
Knowledgeable of lab equipment and experience in working in laboratory environments (chemistry, biology, vivarium and clean rooms), and MEP requirements to support lab equipment, plumb and/or install lab gases, decommissioning assets.
Tests, inspects, troubleshoots and repairs HVAC, plumbing or other mechanical systems and equipment
Submits, and responds to assigned work orders quickly and efficiently
Troubleshoots and repairs equipment as assigned
Ensures that work sites and supply storage areas are appropriately s tocked , tools are in working order, and areas are maintained in a clean and organized manner
Demonstrates competency for the operation of appropriate hand or power tools and equipment
Effectively collaborates with EHSS, Lab Operations and Labs Services team members.
Performs daily, weekly and monthly maintenance rounds of building, mechanical areas, and parking garage. C ompletes documentation for associated tasks in a timely manner
Reconfigures office or cubicle furniture, sets up meeting/conference rooms, and provides event support
Coordinates vendor support, escorts vendors and verifies completion of work
Familiar with relevant Fe deral, State and local laws and regulations
Observes/implements safe work practices . Reports incidents, accidents, and injuries in a timely manner
Ability to lift, move, carry up to 25 pounds
Knowledge and Skills:
Works in a cross-functional and matrixed team
Provide highest level of customer support and service
Demonstrates proficiency and knowledge in one or more trade areas (HVAC, Plumbing, Electrical)
Technical proficiency and demonstrated skill in planning and completing building related repairs
Ability to learn and apply new skills, technology, and maintenance procedures after appropriate training
Displays technical skills and working familiarity with department procedures and processes
Computer use and knowledge of basic MS Office Suite: Word, Excel, Outlook and PowerPoint
Professional and proficient verbal and written skills
Understands and follows directions; seeks information when unsure
Ability to operate a forklift, scissor lift, pallet jack
Education and Experience:
High school graduate. S econdary education or trade certification preferred
2-3 Y ears of relevant work experience or the equivalent combination of education and experience
Certificate or associated Facilities coursework preferred

Pay Range:
$27 - $40

The range provided is based on what we believe is a reasonable estimate for the base salary pay range for this job at the time of posting. This role is eligible for an annual bonus and annual equity awards. Some roles may also be eligible for overtime pay, in accordance with federal and state requirements. Actual base salary pay will be based on a number of factors, including skills, competencies, experience, and other job-related factors permitted by law.
