We are searching for the best talent for Facilities Maintenance Technician IV to be located in Jacksonville, FL.

Purpose:

The Facilities Maintenance Technician IV operates and maintains facilities equipment including, building controls, fire protection systems and heating-ventilation-and air-conditioning (HVAC). Responsible for maintenance, operation and repairing of utilities equipment, maintains physical structure of establishment and general electrical systems on an industrial, cGMP regulated facility. Utilities equipment includes Chillers, Boilers, Air Handling Units, Exhaust ventilation, Dehumidifiers, Cooling Towers, Compressed Air Systems, Reheat, Fire Prevention, Emergency Power Generators, Water Treatment, UPS, and Environmental Control systems.

The Technician will document all maintenance activities completed using the site computer maintenance management system, (CMMS). The technician performs, as needed, maintenance service and repairs in plumbing, carpentry, painting, and other building upkeep activities. Also, plans, coordinates, inspects, and performs maintenance and supports project management for facility related projects, building remodeling and construction, equipment installation and/or placement, safety and environmental compliance, mechanical systems maintenance, and energy management programs. Adheres to environmental policy, procedures, and supports department environmental objectives.

Key Responsibilites:

Monitors, operates, and conduct basic preventive, corrective, and proactive maintenance on chillers, boilers, cooling towers, dehumidifiers, air handling units, exhaust fans, air compressors, emergency power generators, uninterrupted power systems, electrical control systems, programmable controls, pneumatics, hydraulics, pumps, motors, building management systems, power industrial vehicles, water treatment systems and environmental control systems among other utility equipment.

Works with the fire prevention systems (pumps, risers, sprinklers, control panels) throughout the facility

Has knowledge on the use of portable power tools and hand tools within the trades assigned, including but not limited to drills, wrenches, and grinders

Operate electrical and mechanical test equipment

Checks alignment and vibration on equipment

Monitors, control and acknowledge alarms through the Building Management System

Work with limited direction in effectively diagnosing problems and repairing building/utilities components in a timely manner

Responsible for water treatment systems, performs testing, and adjust chemicals to set parameters

Work as assistant to other team members to complete work tasks

Perform difficult and detailed work when limited instructions are available

Consistently lead a variety of tasks - some being very time consuming while under pressure of the process

Coordinate works with outside vendors/contractors and supervise contractor activities on site

Interprets instructions provided in written, oral, diagram, chart, graph, or any other specification form

Maintains housekeeping of mechanical, electrical, and control rooms

Documents all maintenance (Preventive, Corrective, and Proactive Maintenance) and project activities on the eCMMS Maximo.

Review equipment records, spare parts lists, specification information, Preventive Maintenance (PM), job plans, and other maintenance documentation as needed

Proactively enhance the functionality and utilization of the CMMS based on experience and usage to optimize its efficiency and effectiveness

Order materials for repairs or replacements, and maintains records of spare parts used

Work in conjunction with the planner and scheduler to plan and coordinate maintenance activities prior to execution

Supports the Facility Team in performing Root Cause Analysis (RCA), Failure Modes Effects and Criticality Analysis (FMECA), and continuous improvement activities as part of the maintenance program

Identifies and participates in continuous improvement projects and programs to achieve work simplification, eliminate non-value-added activities, and cost reduction

Carry out projects as requested by supervisor

Has the ability to interpret drawings, plans, blueprints, and schematics. Maintain accurate and legible paperwork for changes to utilities systems and facilities drawings

Demonstrate ability to present project status updates to members of management

Perform other work-related duties as the need arises.

Support manufacturing in day-to-day problem solving as the need arises

Follow current compliance regulations and standards

Works independently towards a general result, with creative new methods.

Knowledge in reliability principles and practices (such as infrared, vibration analysis, ultrasound, and alignment methods)

Will be a member of the site Hurricanes and Emergency Response Team

Support a trusting, collaborative, and ethical work environment

Suggest useful improvements and adapt to change, resulting in a positive impact

Observes Company’s Environmental, Safety, and Industrial Hygiene policies and laws. If required to handle chemical substances or hazardous waste, must follow procedures and advise any violation or deviation to the supervisor and/or Environmental Officer

Maintains safe working conditions through the proper use of safety equipment and observation of all applicable safety policy and procedures.

Follows all guidelines established in the organization for the implementation of the ISO 14001 program.

Handles and dispose of all waste and hazardous materials as specified in procedures (plant-wide and/or applicable to work area).

Must use and maintain all of their personal protective equipment required to safely perform job responsibilities.

Attends safety trainings as assigned by supervisor

Observes and promotes all regulatory compliance (QSR, ISO) rules and procedures established by the company

Follows all applicable environmental laws, regulations, and company requirements

Ensures compliance with all Federal, State, local and Company regulations, policies, and procedures

Qualifications

Education:

A technical certification and/or associate degree in a technical field, such as Refrigeration, Heating, Ventilation and Air Conditioning, Electrician or equivalent skills, experience, or training is required.

Refrigerant (CFC) certification through Universal or equivalent is preferred

Experience and skills:

A minimum of 6 years of related work experience

In-depth experience as a technician in two or more of the following fields; electronics, mechanics, electromechanical, industrial.

Computer operation familiarity is required, such as Microsoft Office suite and Maximo CMMS.

Must be able to read, analyze, and interpret general business periodicals, standard operating procedures, professional journals, technical procedures, and government regulations

Ability to write reports with mathematical emphasis

Ability to optimally present information and respond to questions from employees at all levels

Ability to read, write, and speak English
